WHO PAYS WHAT?

The following costs are for the PURCHASER'S account

Transfer Cost

This is to be paid to the transferring attorneys attending to the transfer.

Bond Registration Cost

This is to be paid to the registration attorneys attending to the registration of the bond.

Occupational Rent

To be paid to the seller if the purchaser takes occupation before registration of the property takes place.

Transfer Duty

To be paid to SARS.

The following costs are for the SELLER'S account

Property Practitioners Fee

This is to be paid to be agreed on between the Property Practioner and the seller.

Electrical Certificate of Compliance

  • This is to be sourced by the seller.
  • If relevant, additional certificates may be required, including gas, electric fence, and plumbing certificates.

Rates Clearance Certificate

Includes all amounts owing to the municipality as well as provisions for 60 days advanced amount.

Levy Clearance Certificate

From the Body Corporate or Home Owners Association.

Bond Cancellation Costs

  • Paid by the seller to cancel their current bond if one is registered.
  • This fee is payable irrespective of the balance on the home loan account balance.
